Border Business Park

Select worked with One Properties and Leduc County to secure approval for the Local Area Structure Plan, zoning, subdivision and has completed detailed engineering design through to construction.

At full build out, Border Business Park will house in excess of 5,000,000 square feet of space spread over 500 acres. Located adjacent to the Queen Elizabeth II Highway at 41 Avenue, the area is uniquely positioned to take advantage of all major transportation modes.

Amazon’s newest fulfillment centre is located south of 41 Avenue and west of the Spine Road, which opened in August 2020. The centre is one million square feet and employs approximately 600 employees. The positive impacts Amazon would bring to Leduc County, including both direct impacts through job creation and indirect impacts through boosting the local economy.

A full interchange is expected to open at the QE II and 41 Avenue, it will offer quick access to not only QE II but also Anthony Henday Drive which connects via free flow to the Yellowhead Highway.

A new CP intermodal yard is planned to open opposite the park north of 41 Avenue. Air travel is also convenient as the Edmonton International Airport is only 5 minutes south.
